Thousands of Suffolk septic tanks no longer meet the rules
Large parts of rural Suffolk have never had mains sewer. Across High Suffolk the ground is heavy clay that drains slowly, so for decades many septic tanks were simply piped to the nearest field or roadside ditch.
Under the Environment Agency's general binding rules, a septic tank must not discharge directly to a watercourse. If yours does, it needs replacing with a sewage treatment plant or redirecting to a drainage field, and it must be dealt with when the house is sold.
How it works
From first call to finished installation
Site survey
We find the tank, trace where it discharges, check access and assess the ground.
Fixed quote
We size the system, plan the outlet route and give you a fixed written price.
Building control
We notify building control under Part H before any work starts.
Installation
Old tank out, new system in, pipework and power connected. Usually a few days on site.
Sign-off
We commission the system and give you the paperwork for your records or sale.
Selling your home?
Selling a house with a septic tank
This is when most owners find out their system does not comply. A buyer's solicitor will ask where the drainage discharges, and a tank running to a ditch can hold up the sale.
We survey quickly, give you a written report and a fixed quote, and can do the work before completion.

FAQs
Septic tank replacement questions
Does my septic tank need replacing?
If it discharges straight into a ditch, stream or other watercourse, the Environment Agency's general binding rules say it must be put right, either by replacing it with a sewage treatment plant or by redirecting the outflow to a drainage field. If it already drains to a properly working drainage field, it may comply as it is. A survey will tell you which applies.
How long does installing a treatment plant take?
Most domestic installations take a few days on site, depending on ground conditions, access, and how far the outlet pipe has to run. The survey, design and building control notice come first.
Do I need building regulations approval?
Yes. Installing a new treatment plant or drainage field is building work covered by Part H of the Building Regulations, so building control must be notified.
Does a treatment plant need electricity?
Most do. A small air blower runs continuously to feed oxygen to the bacteria, so the plant needs a safe electrical supply from the house.
